The short answer

Hiring concrete contractors in Royal Palm Beach starts with the swale: the Village wants 6 inch concrete across it, a form board inspection before the pour and a final after. Royal Palm Beach Concrete Co builds driveways, patios, slabs, stamped work and sidewalks to those rules and gives a free written estimate after we see your lot.

Concrete Contractors in Royal Palm Beach: What We Pour and Where

The village covers about 11 square miles west of the coast, and most of its housing went up in the 1980s and 2000s. The median home was built in 1990, and the 1980s and 2000s are the two biggest decades for new housing. If your driveway, apron or back patio is as old as the house, we look at it at the visit and price any tear-out as its own line. Jobs we quote here include a 2-car driveway that needs a full tear-out and replacement, a rear slab for a shed or a covered seating area, a porch pad, a walkway from the driveway to the front door, or a stamped entry that matches the house.

Royal Palm Beach Concrete Co is #1 Trusted Concrete Company, Based in Royal Palm Beach, and we are Locally Owned & Operated. The process is short. You fill out the quote form or call, we ask a handful of questions about the job, we walk the lot, and you get a written quote with the price per square foot, the thickness and the finish spelled out. We agree on a day to get started. Nothing begins before the quote is signed.

The village includes Madison Green, La Mancha, Counterpoint Estates, Palm Beach Colony and the streets off Royal Palm Beach Boulevard and Crestwood Boulevard, and each one brings its own lot shapes, canal easements and setbacks. We also pour in Wellington, Greenacres, The Acreage and the rest of the county, covered further down.

What the Ground and the Water Table Do to a Royal Palm Beach Pour

As concrete contractors in Royal Palm Beach, we start with the dirt. On NRCS soil maps at 30 points inside the village boundary, 60 percent of the points landed on Riviera fine sand and another 33 percent on the depressional version of the same soil. The federal soil survey describes Riviera as poorly drained, with a water table that can rise to about 10 inches below the surface at its highest, for 2 to 4 months in most years. In the county survey the water table for the map unit can rise to about 6 inches at its highest. The same survey rates it "very limited" for dwellings without basements because of that shallow saturated zone. The Riviera series description is public if you want to read it.

What that means on your lot: the sand drains slowly, so a driveway base that was dug out and not graded to shed water sits wet under the slab through the wet season. We cut the base so it can drain to the swale, compact it in lifts and keep the pour from trapping water at the edges. After a few days of rain the forms and the subgrade get checked again before any truck is called. On the low spots near the lakes and canals, the crew may recommend a thicker edge or a wider base, and the quote says so in writing.

Flood zones vary just as much. At the same 30 FEMA map points, 73 percent were Zone X and 27 percent were Zone AE. Your address can sit in either, which matters for permits: the County treats the whole county as a flood hazard area for the small-job exemption, and the Village has an Elevation & Drainage Certification form that ties lot grading to the approved drainage plan for the subdivision.

What It Costs

What we charge as concrete contractors in Royal Palm Beach depends on the job. These are our typical ranges for the area. They are not a quote for your lot.

JobPer sq ftTypical projectWhat moves the price
Concrete driveways$7 to $13$3,500 to $9,1004 to 5 in. broom finish, typical 2-car, about 500 to 700 sq ft; tear-out adds $2 to $4 per sq ft
Concrete patios$7 to $13$1,750 to $5,850Plain or broom, about 250 to 450 sq ft; stamped is priced separately
Stamped & decorative$12 to $20$3,600 to $12,000Pattern, color and sealer, about 300 to 600 sq ft
Slabs & foundations$7 to $12$1,400 to $7,2004 in. reinforced, shed pad to 2-car garage, about 200 to 600 sq ft
Sidewalks & walkways$8 to $14$1,200 to $4,2004 in., 3 to 5 ft wide, about 150 to 300 sq ft; short runs hit a job minimum
A 600 square foot driveway is $4,200 to $7,800 at $7 to $13 per square foot. Permit fees, access for the truck, the survey, a tear-out and the finish you pick move the number up or down. Every price here comes with a free written estimate after we see the site.

Royal Palm Beach Driveway Rules: Swale, Apron and Sidewalk Crossing

Concrete contractors in Royal Palm Beach build to the Village driveway standards sheet, and it is strict. A one-car driveway is 12 feet wide and a two-car is 20 feet. The concrete has to reach at least 2500 psi and be at least 4 inches thick on your property, but the part in the swale and the sidewalk it crosses must be at least 6 inches thick. Both sides of the sidewalk crossing get a 1/2 inch preformed expansion joint, a new sidewalk cross slope can be no steeper than 2 percent, and the apron stays at least 3 feet off the projected property line at the sidewalk. The swale part has to match the profile of the existing swale, and the new driveway cannot send water onto a neighbor.

Two inspections are required: a form board inspection before the pour and a final after it. The plan is drawn on a survey less than two years old. If you want to widen an existing driveway, the Village also wants 75 percent of the front yard pervious or landscaped, or 1,000 square feet, whichever rule fits. That one line can shrink a 3-car widening that looks easy on paper to a 2-car plus a walkway. A new apron or tear-out is covered on our concrete driveway page and the cost math lives in the driveway cost guide for Palm Beach County.

One Village detail that helps: the code exempts one- and two-family driveways from the separate engineering permit when a Village building permit is pulled. Altering a swale itself still takes an engineering permit, so a plan that regrades the swale needs that step first.

Patios, Porches and Back Slabs Under the Village Pervious Rules

Setbacks come up fast on a patio, and concrete contractors in Royal Palm Beach hit them on rear lots. Every patio, walkway, slab or shed pad that reduces the pervious area triggers the Pervious Area Form, and a job that adds more than 250 square feet of impervious surface also comes with the Village landscaping code: a Landscaping Index Form and a landscaping survey. Rear improved surfaces have to meet the side and rear setbacks of the main house, so a patio slab cannot run right up to the fence on a lot where the setback is 15 or 20 feet. In RS-1 districts the minimum pervious area is half the lot, in RS-2 it is half, and in RS-3 it drops to 20 percent. Palm Beach Colony parcels, bounded by the M1 canal on the west and the Sandpiper canal on the north, get reduced rear and side setbacks of 15 and 7.5 feet.

Lots on a lake bank add one more wrinkle. By Village policy an owner can build up to 7 feet into a 20 foot lake maintenance easement if a recorded agreement is signed. The owner removes the work at their own cost if the Village asks, and the bank slope has to be graded to the Village Engineer's approval. We tell you before the quote is written if your survey shows an easement, because it changes the layout of the patio.

For the pour itself, the concrete patio page covers thickness, joints and finishes. A plain or broom-finish patio runs $7 to $13 per square foot. A 12 by 16 back patio is 192 square feet, so $1,344 to $2,496 at that range, with the free written estimate after we see the site.

Slabs, Garage Floors and Foundations: Permit Forms and Spec

The Village treats a slab as its own permit type, with its own paperwork. The Slab permit asks for the Accessory Structure Checklist, a Contractor Data Sheet, the Pervious Area Form, a site survey less than two years old, a landscaping survey and a design plan. If the job is more than $2,500, a recorded Notice of Commencement is part of the file. State law is the reason: improvements above that contract price need a notice recorded before work starts, and when the contract passes $5,000 the building department wants a copy on file before the first inspection. The Notice is void if work has not begun within 90 days of recording, so schedule the recording close to the pour date.

On the spec side, the Florida Residential Code sets 3 1/2 inches as the minimum slab-on-ground thickness, calls for a compacted, vegetation-free subgrade and a 4 inch clean-sand or stone base where the slab sits below grade, and requires contraction joints unless synthetic fibers or welded wire hold cracks tight. The 6 mil vapor retarder is not required under garages, utility buildings, carports or flatwork such as driveways and patios. When a new house gets termite soil treatment, the chemical goes under exterior concrete within one foot of the main building walls too.

Our concrete slab page walks through shed pads, garage floors and slab foundations with the thickness and reinforcement each one gets. Sunshine 811 has to be called at least two full business days before any digging for a slab or a driveway base.

Stamped Concrete and Sidewalks Without the Paver Price

If you want the look of pavers, the poured alternative is stamped concrete: a pattern pressed into the surface, an integral or surface color, and a sealer. Our range is $12 to $20 per square foot, which is higher than plain concrete because the labor, the color and the sealer coat all add up. Plan on resealing every 2 to 3 years, and ask for a heavier texture on any entry area that gets wet because a film-forming sealer can turn slick. As concrete contractors in Royal Palm Beach, we pour a plain broom finish or a stamped one, and the price gap is real. See the stamped concrete page for patterns, colors and the pour-day schedule.

Stamped surfaces have limits in the street right-of-way. Palm Beach County does not allow stamped concrete or pavers inside a County right-of-way without a recorded removal agreement. Wellington goes further and bans painting, staining or sealing an apron or sidewalk in the public right-of-way. In Royal Palm Beach, pavers in the village right-of-way sit on a 4 inch shell rock or lime rock base. We read the survey before we propose a stamped apron.

Sidewalks and walkways are $8 to $14 per square foot, and short runs hit a job minimum. A 4 foot wide by 40 foot long front walk is 160 square feet, or $1,280 to $2,240 at that range. The sidewalk page has the width, slope and joint details for crossings and entries.

Permits for Concrete Work Across Palm Beach County

As concrete contractors in Royal Palm Beach, we pour in the Village and the towns around it, and each works under its own permit desk. The office that issues your permit depends on where the lot sits: each city, town and village runs its own building department, and the unincorporated areas go to the County. Palm Beach County's Building Official has said the House Bill 803 exemption for work under $7,500 does not apply anywhere in the county because the whole county is a flood hazard area, as stated in the County's public memo. A few cities, including Boynton Beach and Lake Worth Beach, describe their own request process, so confirm with your city before starting. Do not assume that small flatwork is permit-free.

Unincorporated areas such as The Acreage, Westgate, San Castle, Seminole Manor and Pine Air use the County Building Division. A driveway connecting to a County road may also need a right-of-way permit from Land Development, with a $275 residential turnout fee and $35 per foot of culvert. State roads such as Southern Boulevard and Okeechobee Boulevard need an FDOT connection permit, which starts at $50 for the smallest category. In The Acreage, the Indian Trail Improvement District also permits driveways and culverts.

Starting without a permit is expensive: both Royal Palm Beach and Wellington charge four times the permit fee. The Village's homeowner guide also warns residents about any contractor who pushes them to pull their own owner-builder permit and calls it a giant red flag. Our Palm Beach County concrete permits guide lists every office, and the Wellington driveway permit guide and the Acreage and Loxahatchee guide cover those two permit systems step by step.

Rain, Heat and Pour Timing in South Palm Beach County

The South Florida wet season runs May 15 to October 15, and 60 to 70 percent of the yearly rain falls in it. West Palm Beach averages 61.75 inches a year, with August (8.68 inches), June (8.48) and September (7.96) the wettest. Average highs reach 90 degrees in July and August. Hurricane season runs June 1 to November 30 and peaks around September 10. A pour schedule here is a weather decision first, and a calendar decision second.

The National Ready Mixed Concrete Association says curing should begin right after finishing and normally runs 3 to 7 days, and that concrete cured in a dry environment can lose as much as half its potential strength. On a hot afternoon with wind over 5 mph the surface can dry faster than the concrete can bleed water, which is how plastic shrinkage cracks start. The industry guidance is to place and finish in the cooler part of the day when possible, never sprinkle water on the surface to ease finishing, and start curing as soon as the finish is done. That is how we plan every pour. See the NRMCA curing sheet for the full guidance.

That means we postpone a pour when a line of storms is moving in, because a washed-out surface costs more to fix than a one-day delay. Wait at least a week before driving a car onto a new driveway.

Serving the Towns Around Royal Palm Beach

Royal Palm Beach is the home base, and the service area runs about a 30-minute drive in every direction. Each town below has a page with its own permit office, ground conditions and neighborhoods.

The full list, grouped by area, is on the service area page, including the small places we serve from the nearest town page.

Ask for the Written Quote Before You Commit

If you are comparing concrete companies near me and want a straight answer from concrete contractors in Royal Palm Beach, line the quotes up on the same points: square footage, thickness, base, finish, joints, what happens to the old slab, the permit forms and the inspection schedule. A low number that leaves half of that out is not a lower price. A good quote is one you can hand to the Village Building Department and one that matches what the inspector will check at the forms.

Our estimate is free, and the quote arrives in writing before any work begins. Fill out the quote form on this page or call 561-782-0848, tell us about the driveway, patio, slab, walkway or stamped project, and we will set a time to see the lot. If you are still deciding between jobs, start with the project that carries the permit and the inspection, because that one sets your schedule. You can also read the contact page to see what to send us before the visit.

Concrete Services in Palm Beach County

Concrete Driveways and Sidewalks

Elevate Your Home With a New Driveway or Sidewalk

A new driveway changes how the whole front of the house reads, and the sidewalk to the door finishes the picture. In the Village the part of a driveway on your lot is at least 4 inches thick at 2500 psi, while the swale part is 6 inches, so the quote prices the two halves separately. A typical two-car pour is 500 to 700 square feet. The driveway page walks through the apron, the width rules and the permit forms, and the free written estimate follows a visit to your lot.

Custom Concrete Driveway Installations

A custom pour starts with the survey. We read the property line, the swale, the sidewalk crossing and any easement off your survey, then agree the width with you: the Village sheet sets 12 feet for one car and 20 feet for two. Finishes run from a plain broom surface at $7 to $13 per square foot to a stamped border priced on its own sheet, and a tear-out of the old surface adds $2 to $4 per square foot. Every figure is a range until we see the site, and the free written estimate sets the real number. The quote names the thickness, the finish, the joints and the form board inspection that comes before the pour.

Comprehensive Sidewalk Design and Repair

Sidewalk work comes down to width, slope and joints. On the Village sheet, a new sidewalk cross slope can be no steeper than 2 percent, and a crossing gets a half-inch preformed expansion joint on both sides. Walkways run $8 to $14 per square foot, so a front walk 4 feet wide by 40 feet long (160 square feet) is $1,280 to $2,240. When an old run has settled or cracked through, the quote covers the tear-out and a new pour. See the sidewalk page for entries and crossings; the free written estimate comes after we see the site.

Why Royal Palm Beach Concrete Co Stands Out

  • Locally Owned & Operated. We are based in Royal Palm Beach and work across Palm Beach County, so the swale and any easement on your survey go on the checklist before we quote.
  • A written quote first. A detailed quote arrives before any work begins, with the thickness, base, finish and joints spelled out.
  • Permit forms named up front. The Village lists Driveway, Slab, Pavers and Sidewalk as separate permit types, and the quote names the ones your job falls under.

Unlock Your Property’s Potential

The driveway and the front walk set the grade for everything beside them, so planning a widening, a walkway and a back patio in one visit lets one crew prep the base once. Tell us the date you want to be parking on the new surface, and read the driveway cost guide to see what moves a price. Fill out the quote form or call, and we start with a short list of questions about the lot.

Concrete Patios & Porches

Custom Patio Solutions

In the Village a patio starts with setbacks and pervious area. Rear improved surfaces must meet the side and rear setbacks of the main house, and the Village asks for its Pervious Area Form with any walkway, slab or roofed area that reduces the lot's pervious area, and it counts patios too. A plain or broom finish runs $7 to $13 per square foot, so a 12 by 16 foot patio (192 square feet) is $1,344 to $2,496, with a free written estimate after we see the yard. Stamped concrete is the poured alternative to pavers and is priced on its own sheet. The patio page covers thickness, joints and finishes.

Porches and Back Slabs

A porch slab is a smaller pour with tighter details: even step heights from first to last and a threshold that drops enough to keep rain out. Lanai and back slabs are priced like a patio, at $7 to $13 per square foot for a plain or broom finish, with a free written estimate after we see the yard. If a roof or screen walls may go over the slab later, say so at the start: the design for that comes from your plans, and the Florida Residential Code drops the vapor retarder only for patios and other flatwork not likely to be enclosed and heated later. A roofed area also goes on the Pervious Area Form.

Sizing a Patio to the Lot

Lots on a lake bank add one more wrinkle. By Village policy an owner can build up to 7 feet into a 20 foot lake maintenance easement if a recorded agreement is signed, and the owner removes the work at their own cost if the Village asks. Per the Village checklist, work that includes more than 250 square feet of impervious area must meet the minimum landscaping code, which adds the Landscaping Index Form and a landscaping survey. We read your survey for these limits before the quote is written, so the size we price is a size the Village can review.

Why Royal Palm Beach Concrete Co Is Your Ideal Choice

  • Zoning read first. Palm Beach Colony lots, bounded by the M1 and Sandpiper canals, get reduced rear setbacks of 15 feet and side setbacks of 7.5 feet under RS-2, and we read your lot's district before sizing anything.
  • Ranges in the open. Our prices are posted as ranges, and the written quote shows each cost driver as its own line.
  • Your layout leads. You tell us how the space will be used, and we set the slab, the joints and the finish to match.

Concrete Slabs, Foundations, & Garage Floors

Premier Concrete Slabs, Foundations, and Garage Floors

The Village treats a slab as its own permit type, with its own paperwork, including the Accessory Structure Checklist, a Contractor Data Sheet, the Pervious Area Form, a survey less than two years old, a landscaping survey and a design plan. The quote lists the forms your pad calls for. Slabs run $7 to $12 per square foot, and typical projects land between $1,400 and $7,200 and come with a free written estimate after we see the site. As concrete contractors in Royal Palm Beach, we size a pad by its load first, and the slab page covers shed pads, garage floors and foundations.

Robust Concrete Slab Installations

Shed floors, workshop floors and backyard bases each start with the same check. The Florida Residential Code sets 3 1/2 inches as the minimum thickness; our usual pour is 4 inches with reinforcement, formed square over a compacted base. A 16 by 20 foot pad is 320 square feet, so $2,240 to $3,840 at $7 to $12 per square foot, with a free written estimate after we see the site. NRCS maps put poorly drained Riviera fine sand at 60 percent of map points in the Village, so the base is graded to shed water instead of holding it under the pad.

Solid Foundations for Secure Structures

A slab foundation is poured to the designer's or engineer's drawings: the plans set the depth, the edge and the steel, and the building permit sets the inspections. Anchor bolts, plumbing stub-ups and conduit go where the plans show them and are checked again before the pour. When the contract is more than $2,500, a recorded Notice of Commencement is part of the file, and the owner signs it, since the statute says no one else may sign in the owner's place. Sunshine 811 must be called at least two full business days before digging.

Garage Floors Designed to Impress

Florida Residential Code R309.1 has the parking area of a garage floor sloped toward a drain or the main vehicle entry door, and we joint it along the vehicle path. The 6 mil vapor retarder is not required under garages, utility buildings or carports, but a room you may enclose and heat later is a different case, so tell us the plan. A 24 by 24 foot garage is 576 square feet, or $4,032 to $6,912 at $7 to $12 per square foot, priced in the free written estimate after we see the site. Mention floor drains, a car lift or heavy tools up front, since each one changes the layout and gets its own line in the quote.

Your Go-To for All Things Concrete

One call covers five kinds of poured work: driveways, patios and porches, slabs and foundations, stamped surfaces and sidewalks. Each has its own page with the spec, the permit forms and the price math. Past the Village line we pour in Wellington, Greenacres and The Acreage, and the permit office changes at each one.

Why Clients Choose Us

  • Locally Owned & Operated. We are based in Royal Palm Beach, so a visit to your lot is a short trip, and the quote comes from that visit.
  • Three steps. You send the quote form or call, we visit and write the quote, and you agree on a day before anything starts.
  • A free written estimate. It states the thickness, base, reinforcement and permit step, so you can compare it with any other bid line by line.

Questions We Get

How do I choose among concrete contractors in Royal Palm Beach?
Ask for a written quote that names the thickness, the base, the finish, the permit forms and what happens to the old concrete. Ask which swale rule applies to your driveway. The answer is on the Village driveway sheet, so any contractor you hire should know it. We give a free written estimate after the site visit.
How thick should a Royal Palm Beach driveway be?
The Village requires at least 4 inches and 2500 psi on your property, and 6 inches in the swale and across the sidewalk. A typical driveway quote assumes 4 to 5 inches. Thicker edges or a wider base may be added on soft, wet ground.
Do I need a permit for a patio or slab in Royal Palm Beach?
The Village lists Slab, Driveway, Sidewalk and Pavers as separate permit types, and the County's Building Official says the $7,500 exemption does not apply in Palm Beach County. Check with the Village Building Department before you start. Working without a permit costs four times the permit fee.
What is a form board inspection?
The Village driveway sheet requires a form board inspection before the pour and a final inspection after it. The forms go in first, the Village inspects them, and we order the concrete only after that inspection passes.
How long before a new driveway can take a car?
Wait at least a week for passenger cars. NRMCA curing guidance says to keep curing for at least 3 days, and trade guidance says to let a new driveway cure at least a week before you drive on it.
Can you pour a driveway as an alternative to pavers?
Yes. We pour plain, broom-finish and stamped concrete. Stamped concrete is the poured alternative when you want a pattern and color. It runs $12 to $20 per square foot. The choice is between a broom finish and a stamped one.
Why does water collect at the end of my old driveway?
Riviera fine sand drains slowly, so a low spot at the apron or the edge can hold water after rain. A replacement is graded so water leaves toward the swale, and the Village requires the swale part of the driveway to match the existing swale profile.
What should I have ready for the free estimate?
Your survey if you have one (the Village wants one less than 2 years old), a rough idea of the size, your subdivision name and photos of the area. If the lot has a lake or canal easement, mention it. We will measure and write the quote.
